In preparing responses to this REOI, respondents should provide the information requested in Appendix 4. Council aims to understand how respondents will redevelop each site to achieve the following objectives:
- City centre activation
Council seeks high-quality developments to enhance the inner city’s vitality and complement civic investments like the Bridge to Better project. Council is open to various commercial, retail, and recreational proposals. Proposals that leverage the more permissive planning rules of Proposed Plan Change 29 (see Appendix 6) are encouraged.
- More people living in the city centre
Council aims to increase residential living in the city centre and encourages mixed-use commercial, retail, and residential development proposals. A people focused city centre makes urban living more feasible, driving residential new builds and upstairs conversions.
This growing demand for city centre living aligns with flexible working trends. More residents contribute to a vibrant city centre, safer streets, extended shopping hours, reduced driving needs, and increased public space investment, enhancing overall well-being.
Development contributions are waived for new residential units in the city centre.
