Nelson City Council invites proposals from dynamic operators to lease a prime commercial site at the Tāhunanui Reserve. Currently known as the Beach Café, this is a unique opportunity to establish a standout hospitality and/or commercial venture just steps from the beach. The site offers high visibility, foot traffic, and a chance to contribute to the vibrancy of the coastal precinct. Our goal is to find a tenant whose vision aligns with the spirit of the reserve and enhances the visitor experience.

The Lease will commence on 01 July 2026. Whilst Council appreciates that the area may need to be closed to undertake fitout, it is necessary for the business to be operational for the Summer 2026-27 season.

We are looking for;

  • A passionate operator with a proven track record in hospitality or commercial ventures to bring fresh energy and innovation to this iconic site
  • Operational commitment – open year-round, including weekends and public holidays
  • A bold vision to refresh and transform the site into a must-visit destination with clear plans for the building and surrounding lease area
  • Additional activation ideas – could include potential equipment hire or other complementary services
  • Collaborative spirit – willingness to work with other local operators and seaside reserve/beach activity providers.
  • Business plan – robust and realistic, demonstrating hospitality and/or commercial experience and a commitment to quality, along with proof of financial viability and sustainability.

The Tāhunanui Reserve is a significant asset for Nelson in terms of the recreational, amenity landscape and ecological values it provides for the people of the city and region. The reserve attracts many locals and visitors, bringing significant economic benefits to the region and city. The reserve is well used all year round and offers a wide range of non-commercial sporting and play facilities as well as commercial activities operating within the Reserve.

A draft Lease template can be viewed in the attachments.

Note: A standard commercial lease template is intended to be used to document the Lease arrangement between the parties as attached. The provided document is in its current standard template form and subject to changes to be negotiated with the successful tenant at the time.
